1. Booking Policy

Bookings can be made in the following ways:
- Via our website booking system.
- Over the phone or in-person with us.
- Via external booking engines such as Booking.com and Airbnb.

2. Minimum Stay Requirements

3 nights in high season (July–Sept), 2 nights otherwise.

3. Room Rates & Taxes

The room rate includes private use of the room for the days booked, heating & airconditioning, and the mandatory local tourist tax. Breakfast is not included in the room rate, but is available to be purchased separately. There are two room rates – one for high season and one for low season.

4. Check-in / Check-out Times

Check-in is from 4 pm on the first day of the booking. Check-out is any time before 11 am on
the final morning. Early/late options may be requested directly with the Property, and may be
granted based on availability and other bookings.

5. Cancellation & Refund Policy

A room can be cancelled up to two weeks before the start of the booking. If a room is cancelled with less than two weeks’ notice, a fee for one night at the applicable rate will be charged.

6. Guest Responsibilities / House Rules

Adults and children over the age of 12 only are allowed in the guest rooms.
There is a maximum of two people per room for all bookings.
Payment can be made in advance by contacting the Property. If not, payment is due at check-
in.

One pet is allowed per room, upon advance request directly to the Property. A pet fee of
€20/night will apply, up to a maximum of €60/stay. Pets must be kept on lead when in the
public areas of the Property. There is a maximum of 2 pets allowed across all guest rooms at
any one time. We ask that all guests respect the animals, plants, birds, insects, etc. that we share our land with. This includes keeping pets on lead when exploring the land.

We ask that guests keep noise to a minimum, in order to allow all guests to enjoy the peaceful environment at the Property. Guests are kindly requested to play sound or video from mobile devices ONLY when using headphones. Headphones are available to borrow from Reception if the guest does not have any with them. All rooms and common areas are non-smoking/vaping.

7. Liability Disclaimer

The hotel is not responsible for guests’ personal property during their stay, or items left or lost
at the property, nor for injury during their stay.

9. Governing Law & Dispute Resolution

The laws of Portugal apply. Disputes are handled in the manner consistent with the laws of Portugal.
